How we work

Design Stage and Planning

Site Survey Each of our building works begins after the site visit is carried out by one of our RIBA architects. During this meeting, we will see your building, understand your requirements, and also take measurements to come up with a fitting strategy. We coordinate site surveys at the times which are most suitable for you, so there is no pressure of time. Preliminary Designs As soon as the survey report is out our design team commences work on your draft designs which include proposed floor plans, elevations and layouts that are currently in use. This stage will typically last for about 7 working days. It is advisable for you to give us your comments as well as request for alterations whether or not you are satisfied, as further progress will not be made until you are satisfied. Your designs will be made to your needs since the whole reason we came up with this in the first place is because you wanted to be happy and satisfied with the results. To enhance this process further, we also have 3D models which for an easier visualization of the final work. This advancement makes the decision-making process easier and ensures that the final design is in line with one's requirements.

Planning Applications

Pre-Build Stage After the plans have been completed and planning permission granted, we enter the pre-build stage. This phase is all preparation and making sure that everything is ready for the construction phase. Detailed Quotation Our estimators will prepare a detailed quotation based on your designs and specifications. This includes a comprehensive schedule of works which allows you to see what’s included within it. Together with you, we will go through and adjust the quote so that it meets your expectations budget-wise and otherwise. Party Wall Agreements If work to be effected is near the shared boundary, a party wall agreement may be necessary. We can recommend trusted surveyors to assist with this process. We recommend you to speak to your neighbors about your plans early on in the process in order to avoid delays. Project Schedule One of the most important aspects for a build to be successful is it to have a detailed project schedule. When the quotation is accepted, we will be able to complete a timetabled plan which shows key milestones such as planned delivery of major items, kitchens and glazing, as well as the project completion date. This guarantees everything is done appropriately and on time. Agreement and Payment We will make sure that beforehand both you as the client and us as the contractor have a formal agreement or a contract which serves as protection to both parties once the construction work is ready to commence. This contract complies with the industry norms and captures all the necessary details agreed upon. To reserve the start date for our construction team, a deposit of 5% will be required.

3. The Build Process

Pre Construction Meeting You’ll construct a meeting with our project and construction manager before you kick off this construction. This would be your chance to raise concerns that you feel will need clarification during the process. Maintaining Standards Building activities completed by each of the members of our construction group are each maintained to the highest standard. We will provide the right type of materials and skills which we believe will be’ future proof’. Supervision by members of management is also a part of the regular activities. Dedicated Project Managers Your project manager can do the meet and greet with you at site, whenever required. Additionally, every two weeks we provide important information through progress reports, and confirmed details of actions and events. The focus of this is to reduce stress through the process and provide a product that is easily able to impress clients.

Common questions

About our design and build work.

The design process begins with a site survey at CDC Construction which is timed according to your convenience. Our RIBA registered architect will personally visit your site and talk about your objectives for the project. Afterward, our design team progresses and prepares initaly drafts which consist of floor plans, elevations, and 3D views. You are given the opportunity to revise all drafts until you are completely satisfied before we submit the planning application.

The design phase, in general, lasts for a maximum of up to 7 business days. Our team will engage directly with you within this timeframe to design the most optimal layout from the feedback received. We are open to changes and we will provide 3D representations together with renders of the visuals so you can see the design before moving into the planning application stage.

The pre-build stage includes: obtaining a detailed quotation based on your design, addressing party wall agreements, and finalizing the project schedule.
